Mumbai: Maharashtra government has approved the Mumbai Urban Renewal (Urban Renewal)and Development 2034 Plan of Greater Mumbai Municipal Development. The decision to execute this plan was approved by the government on Saturday. “This will boost the development of well-planned city,” said CM Devendra Fadnavis.
The DP plan was passed in BrihanMumbai Municipal Corporation after a delay of four years. The government in its decision to approve said, “It has been prepared taking into account all relevant factors of aspirations for the city. This will ease the burden on BMC for deservations on land, transfer of development rights (TDR), Floor Space Index (FSI) and ease the burden on the civic budget, the DP will help benefit through the design of the development.”
The proposed metro carshed in Aarey colony and reservation for rehabilitation of tribals in Sanjay Gandhi national park have been shown in the DP. Employment opportunities and development of commerce have been promised with additional FSI.
Some got benefits due to few options, which have been reduced considerably. Additional FSI will be given in road widening projects.
For the first time, provisions for affordable housing design as social development in the DP plan.
Provision for affordable development has been made as special development area to get boost. The plan is to develop 2.00 hectares of the space above, will receive free space, affordable housing and a variety of municipal facilities. Affordable housing for textile mill workers will get 405 square feet of area. Meanwhile, the condition of the approval of 51 per cent of residents for redevelopment of old chawls and buildings has been included. This would benefit old chawls, MHADA, pagdi buildings and slums in Mumbai city.
“This will help solve the issue of Transit camps, a problem due to which many of the rehabilitation projects have not taken off,” stated the government. The government has retained the condition of using a minimum of 20 per cent TDR for Slum Rehabilitation projects has been retained in order to boost the slum redevelopment schemes.
Economically viable proposal for redevelopment of the affected buildings stalled due to the regulations of Airports Authority, protection department, railway department will be made.
In the rehabilitation of residential societies of 30 years and above, the original members of the societies will get 15 percent or additional 10 square metres of the actual occupied area, whichever is more will be given. “It is time to give priority to the size of the rooms in buildings, encourage art, culture, market places to allow shops, weekly markets and Equal Streets need to be included in the provisions.”
Special attention to environment in the DP plan. Allowing free space has to be ensured, not sanction for construction in this space will be allowed. Along with free space on the land, it is important to build protective belt along rivers, creeks, nullahs, streams, CRZ, mangroves, salt pans, lakes mountains and all eco-sensitive zones. “Protection of all eco -sensitive zones from development is important for the environment.”
